As you know, in Michigan at least, there are certain times of year that are better to sell your house than others. While you can definitely sell your house at any time of year, and every season brings its own pros and cons, certain times tend to be more advantageous to the seller than others. For example, historically the time between Thanksgiving and Christmas is the worst time to sell because many people tend to be too busy with holiday preparations to worry about buying a new house. So that begs to question, when is the best time to sell a house in Saline, Michigan?
The obvious answer is spring. I think most people would agree with that. After all, that is when the weather is warming up and the school year is coming to an end. However, in today’s blog, I don’t want to give generalities (although I think I will do one discussing the pros and cons of each season in the future). Today we are going to discuss the specific week and day that will bring the best results overall. That being said, I feel the need to post a disclaimer that every house and situation is different. Pick a time to list that will work best for your situation. Keep in mind too, that buyers are buying based on when is best for their situation, so the date I am going to tell you about is just based on historical data and is in no way a guarantee.
What does the research say is the best time to sell a house in Saline?
Well, different pieces of research will give you different perspectives about when the best time to sell a house is. So first I will present you with some information and stats, and then I will provide you with my professional looking at the information and the market as a whole.
According to a study done by realtor.com, they say that nationwide
“Home sellers on the fence waiting for that perfect moment to sell should start preparations, because the best time to list a home in 2022 is approaching quickly. The week of April 10-16 is expected to have the ideal balance of housing market conditions that favor home sellers, more so than any other week in the year.”
Historically, statistics for Saline home sales show that June tends to be the month with the highest sales price. However, right now we are at record low housing inventory levels. Last month Saline only had 110 homes for sale and all but a handful of them were new construction homes that haven’t been built yet.
Due to this low inventory seen nationwide, the prices of homes have skyrocketed (up 18.5% last year alone). And although statistically, February is one of the worst times to sell a house, this year, homes sold for more than ever before.
The number of days on the market has also dropped significantly with most houses going pending after 12 days and 9 showings.
Looking at this info it is obvious that February was the best time to sell a house in Saline’s history.
My professional opinion of the best time to sell a house in Saline.
In a few years, when the market starts to return to normal, the first week of June will be the best time to list a home.
However, for our current situation, my professional opinion is that May 12th – 20th will be the best time to sell your home in Saline. I chose this week for the following reasons
- demand will be ramping up even more as the summer draws near
- Supply will still be historically low. In June, although it will still be low, it will most likely start to increase.
- Interest rates are on the rise (expected to go up by 2.3% by the end of 2023) so buyers are trying to find homes before their rate locks expire and they have to pay a higher interest rate.
Let’s be clear though, now is the best time in history to sell a home in Saline (or anywhere else for that matter). So no matter whether you are ready to sell tomorrow or sometime between May 12th and the 20th, be sure not to miss this historic opportunity!
